Latest Market Data (Q4 2024)

  1. As of the third quarter of 2024, Toronto's rental market has experienced notable shifts. The Toronto Regional Real Estate Board (TRREB) reported a 29.2% increase in condominium apartment rentals compared to the same period in 2023, totaling 18,540 transactions. This surge is largely attributed to strong population growth in the Greater Toronto Area (GTA).

  2. Simultaneously, the number of condo apartments listed for rent rose by 46.6%, offering renters more options and contributing to a decrease in average rents. The average rent for a one-bedroom condo declined by 5% year-over-year to $2,499, while two-bedroom units saw a 5.6% decrease, averaging $3,216.

  3. This increased supply has provided renters with greater negotiating power, leading to a more balanced and affordable rental market. TRREB anticipates that ongoing population growth and potential shifts from renting to homeownership, spurred by decreasing interest rates, may further influence rental inventory and market dynamics in the coming months.

  4. Overall, the Toronto rental market in late 2024 reflects a trend toward improved affordability and increased availability, offering benefits to renters and implications for landlords and property managers.
