June in Toronto is a love letter written in patio lights, fresh-cut grass, and the hum of city life coming alive. 🌸🍁

🧠 Tenant Tip: Stay Ahead, Stay Happy

🌞 June Tip: Keep windows open during cooler mornings and evenings to reduce A/C costs—but always lock them before heading out. Summer break-ins spike when units are left unsecured! 🪟🔒💡

Pre-Summer Prep:

  • Smart thermostat on a wall showing a temperature of 63 degrees with a blue circular display.

    ☀️ 1. Check the A/C Before It’s a Crisis

Don’t wait for the first heatwave to find out your air conditioning isn’t working. Book a quick inspection now to clean filters, check coolant levels, and keep tenants cool (and happy) all summer long. 🧊🛠️

🌿 2. Trim Trees & Tame the Lawn

Overgrown landscaping not only looks messy—it can lead to blocked drains, pest issues, or even insurance risks. A spring cleanup improves curb appeal and prevents summer headaches. 🌳✂️

🐜 3. Stop Summer Pests Before They Start

Ants, wasps, and rodents love warm weather. Seal cracks, clean out storage areas, and consider pre-treating entry points to keep unwanted guests out of your units. 🐞🚫

🔧 4. Inspect Outdoor Fixtures & Safety Features

Check patio lights, exterior steps, railings, fences, and balconies for safety issues. Summer means more outdoor time—make sure your tenants can enjoy it worry-free. 💡🛑

    💧 5. Gutter & Drainage Check

Spring rain can uncover leaks or poor drainage around the property. Clean gutters and downspouts to avoid foundation damage and basement flooding before the summer storms hit. 🌧️🏠

🧽 6. Schedule a Deep Clean or Unit Refresh

Freshen up common areas, entryways, and vacant units with a deep seasonal clean. It boosts tenant satisfaction and shows your property is well cared for. Clean space = happy space. 🧼✨
