But tenants also have a key role to play in keeping things running smoothly.

As a tenant, you’re responsible for keeping your unit reasonably clean and not causing damage—whether intentional or through neglect. That means regular upkeep of your space, changing lightbulbs, checking smoke alarm batteries, and notifying your landlord in writing when something breaks down or needs repair.

Don’t wait for small issues to become big ones. A dripping tap, signs of mold, or a faulty appliance should be reported right away. Delayed reporting can worsen the issue and may complicate the repair process or your legal position if damage results.

Also, avoid performing unauthorized repairs or hiring your own contractors unless you’ve received written permission from your landlord. Instead, document the issue and follow up professionally to ensure your rights—and responsibilities—are respected.

Taking initiative protects your comfort, your legal standing, and your wallet. A well-maintained rental benefits everyone, and communication is key.

Test your smoke alarms and carbon monoxide detectors every month - if they do not work, please get in touch with us immediately.     May is a great time to confirm your tenants’ emergency contacts are up to date. It’s often forgotten but incredibly useful in the rare times you really need it (sign-in to your portal to do so).

    Many tenants forget the exterior dryer vent. Lint build-up can block airflow and become a fire hazard. May is ideal for a quick clean-up to improve safety and efficiency.

Pistachio Affogato

Ingredients:

  • 2 scoops of Vanilla ice-cream or Gelato

  • 1-2 tsp pistachio crème

  • 1 shot of coffee

  • 5-8 Chopped pistachios

Instructions

Start by roughly chopping your pistachios. Using a small spoon design the inside of your cup with the pistachio creme and put a thin layer on the rim. You do not need a thick layer because a little goes a long way. It depends on how sweet you like it. Dip the rim in the chopped pistachios. To half your cup, spoon the vanilla ice cream. A spatula worked well for this. Pour your shot of coffee in the other half. Mix and enjoy!
