N6 - Notice to End your Tenancy for Illegal Acts

Is your tenant causing serious problems and you need them out sooner?

The N6 is Ontario’s notice for illegal acts, impaired safety, and extremely serious tenant behaviour — and it must be filled out with absolute precision.

What Is the N6?

The notice for illegal acts, safety risks, or dangerous situations inside your rental unit.

You serve an N6 when a tenant engages in conduct such as:

✔ Illegal activity in the unit

✔ Serious safety risks

✔ Drug production or trafficking

✔ Violence, threats, or intimidation

✔ Major criminal behaviour

✔ Activities that endanger others in the building

This is one of the most powerful notices a landlord can serve — but also one of the easiest to mess up if not done correctly.

Shelterly handles it cleanly.

Two Types of N6

Shelterly ensures you select the correct version.

1️⃣ N6 – Type 1: Eviction After Notice Period
Used for certain illegal acts that are serious but not an immediate safety threat.

2️⃣ N6 – Type 2: Immediate Termination Application
Used for extremely dangerous or violent acts where the landlord can apply for eviction right away.

Choosing the wrong one can cost you months.
We make sure you choose right.

The Shelterly N6 Process

Fast. Evidence-driven. Legally precise.

1️⃣ Assess the Situation
We determine whether the behaviour qualifies as an N6 and which type applies.

2️⃣ Build the Evidence Package
Police reports, photos, witness statements, security logs — whatever applies.

3️⃣ Draft a Clean N6
Accurate examples, proper legal language, correct termination date.

4️⃣ Serve the Notice the Right Way
Hand delivery, mailbox, or permitted method — fully documented.

5️⃣ Prepare for the LTB Hearing
We help you assemble a clear, structured evidence file the Board can rely on.

Dealing With Illegal or Dangerous Behaviour in Your Rental?

The N6 is a serious legal notice and must be completed with precision, evidence, and strict compliance. One mistake can delay enforcement or result in dismissal at the LTB.
