N10 - Agreement to Increase the Rent Above the Guideline

Learn More

What Is the N10 (AGI)?

The ONLY form that allows a landlord and tenant to mutually agree to a rent increase above Ontario’s annual guideline.

Use an N10 when:

  • ✔ You completed major capital improvements

  • ✔ Operating costs have significantly increased

  • ✔ You’re negotiating an AGI instead of applying to the LTB

  • ✔ The tenant is willing to sign an agreement

  • ✔ You want a legally binding, paper-trail-clean increase

Without an N10, the increase is invalid and unenforceable.

When to Use an N10 (AGI)?

When the tenant agrees — the notice locks it in.

Issue an N10 if the tenant agrees to a rent increase due to:

  • ✔ New appliances or upgrades

  • ✔ Roofing, plumbing, HVAC, electrical replacements

  • ✔ Energy efficiency improvements

  • ✔ Structural repairs

  • ✔ Safety upgrades

  • ✔ Any major capital work that benefits the tenant

If both parties agree → N10.
If not → the landlord must apply to the LTB for an AGI (Form L5).
