Serious Problems with a Tenant

When one tenant puts everyone else at risk, you can’t wait.

The N7 form is a Landlord and Tenant Board (LTB) notice for ending tenancy due to serious issues like safety impairment, willful damage, serious misuse, or interference in a small building (3 units or less where landlord lives).

What Is the N7?

Use an N7 when a tenant in a single-family home or condo unit engages in serious conduct that endangers the safety of others, causes wilful or substantial damage, or creates an immediate and ongoing risk that cannot be corrected.

These situations are exceptional and urgent — and the N7 exists to address immediate harm and protect people and property without delay.

When an N7 Is Appropriate

These are serious, high-risk, non-negotiable issues.

Issue the N7 when a tenant:

✔ Threatens staff or residents

✔ Creates dangerous situations (weapons, aggression, fire hazards)

✔ Interferes with care services or medical routines

✔ Harasses others repeatedly

✔ Causes serious disturbances day or night

✔ Damages shared spaces or equipment

✔ Introduces drug use, trafficking, or unsafe guests

✔ Requires care you cannot legally or reasonably provide

If people feel unsafe — the N7 is the right step.

The Shelterly N7 Process

Rapid. Structured. Evidence-driven.

  • We assess the severity and confirm the behaviour qualifies for an N7 (many landlords are unsure — we make it clear).

  • We collect and structure:

    • Staff logs

    • Witness statements

    • Photos

    • Videos

    • Complaint records

    • Incident reports

  • Serious cases require perfect wording, detailed examples, and strict compliance with RTA standards.

  • We ensure the notice is served in a way the LTB will recognize — no delays, no technical dismissal.

  • We prepare the full evidence package in case the tenant refuses to leave.

  1. Evidence control: We organize incident records, photos, reports, and timelines to withstand LTB scrutiny.

  2. Error-free filing: We prepare, serve, and track the N7 with correct grounds, dates, and service.

  3. Next-step execution: If needed, we move immediately to the LTB application and manage the process end-to-end.
