“Spring Leases & Sneaky Leaks” — May 2025 Lowdown 🌷
🧠 Tenant Tip: Stay Ahead, Stay Happy
Under Ontario’s Residential Tenancies Act, landlords are legally responsible for maintaining the rental unit in a good state of repair, fit for habitation, and compliant with health, safety, housing, and maintenance standards. But tenants also have a key role to play in keeping things running smoothly.
As a tenant, you’re responsible for keeping your unit reasonably clean and not causing damage—whether intentional or through neglect. That means regular upkeep of your space, changing lightbulbs, checking smoke alarm batteries, and notifying your landlord in writing when something breaks down or needs repair.
Don’t wait for small issues to become big ones. A dripping tap, signs of mold, or a faulty appliance should be reported right away. Delayed reporting can worsen the issue and may complicate the repair process or your legal position if damage results.
Also, avoid performing unauthorized repairs or hiring your own contractors unless you’ve received written permission from your landlord. Instead, document the issue and follow up professionally to ensure your rights—and responsibilities—are respected.
Taking initiative protects your comfort, your legal standing, and your wallet. A well-maintained rental benefits everyone, and communication is key.
🌿 Spring Into Action: Fun & Functional for May
Tidy Up Your Balcony or Patio
May is the perfect time to refresh your outdoor space. A small broom, a few potted plants, and a comfy chair can turn your balcony into a peaceful retreat.
Do a Mini Spring Clean
Decluttering your kitchen drawers, wiping window tracks, or flipping your mattress can breathe new life into your space—and show pride in your home.
Check Your Screens & Windows
Before bug season hits, inspect window screens for holes and ensure they slide easily. It’s a small task that makes a big difference as the weather warms.
How to Submit a Maintenance Request
In order to submit a maintenance request online, you must be ‘connected’ with your Landlord / Property Manager and have a shared lease.

Spring Tips:
-
Update Emergency Contact Info
May is a great time to confirm your tenants’ emergency contacts are up to date. It’s often forgotten but incredibly useful in the rare times you really need it (sign-in to your portal to do so).
-
Check the Exterior for Pest Pathways
Ants and mice are experts at sneaking in through tiny cracks. Inspect for entry points around hose bibs, vents, and utility lines before summer makes it worse.
-
Smart Thermostat Programming Reminder
If your units include smart thermostats, send tenants a quick guide to reprogram for spring/summer efficiency. Many forget, and it can save energy and complaints.
-
Spring Fence & Gate Check
Fences, gates, and outdoor latches can shift after winter. Check alignment, oil squeaky hinges, and reinforce posts before storm season kicks in
-
Inspect Property Signage
Check your home # or if there are multi-units or exterior signs (like parking or garbage area instructions), check for fading, missing, or outdated signs—and let us know if anything needs attention.
-
Clean Out Dryer Vents (Yes, Outside Too)
Many tenants forget the exterior dryer vent. Lint build-up can block airflow and become a fire hazard. May is ideal for a quick clean-up to improve safety and efficiency.
Now the fun stuff!
Pistachio Affogato
Refreshing and light.
Ingredients:
2 scoops of Vanilla ice-cream or Gelato
1-2 tsp pistachio crème
1 shot of coffee
5-8 Chopped pistachios
Instructions
Start by roughly chopping your pistachios. Using a small spoon design the inside of your cup with the pistachio creme and put a thin layer on the rim. You do not need a thick layer because a little goes a long way. It depends on how sweet you like it. Dip the rim in the chopped pistachios. To half your cup, spoon the vanilla ice cream. A spatula worked well for this. Pour your shot of coffee in the other half. Mix and enjoy!
